Defect notifications
Defect notifications should be submitted following the division of responsibilities table:
– defects that are the landlord’s responsibility are reported to own landlord
– property defects are reported following the housing association’s instructions to the maintenance company, property caretaker or property manager.

Maintenance work and repairs of the interior of the apartment are the responsibility of the landlord stated on the rental contract.

Please attach photos to your report to help clarify the issue, as they may speed up the processing of your request. If necessary, a defect notification can also be submitted by email to teknisetpalvelut @ auroranlinna.fi, if you are unable to use the electronic form.
When reporting a faulty refrigerator, freezer or cooker, please include the required dimensions of the appliance (width x height) so that it will fit the kitchen units. For cooling appliances, we also require information about the door orientation, i.e. which side the hinges are on.
Please note that our contractors do not have master keys. If the repair requires access to the apartment, the resident must arrange door access for the contractor.
Defects that fall under the housing company’s responsibility must be reported to the housing company’s defect reporting service, which is usually provided by the property maintenance company. More detailed instructions on where to report such defects are usually available on the notice board. Instructions are also available from the housing company’s property management and/or property maintenance customer service. Information on which defects are the responsibility of the housing company can be found in the division of responsibilities table (link above).
Leaking taps or toilet seats, as well as water damage and any other defects requiring immediate repair must be reported without delay to the housing company’s property manager or a maintenance company in accordance with the housing company’s instructions.
Any suspected moisture damage must be reported immediately to the housing company’s property manager or the maintenance company, as well as Auroranlinna’s office via email at osakehuoneistot @ auroranlinna.fi or by calling 020 7199 670 (the call charge is the rate of the mobile phone fee/local call fee).
Any pest sightings inside the apartment must be immediately reported to both the housing company’s property maintenance provider and the landlord. Pest sightings elsewhere in the property area outside your apartment (e.g., rats in the property) must be reported to the housing company’s property manager.
NB: The tenant may become responsible for compensating for any damage that is caused by not reporting a detected defect or by a negligent use of the apartment.

Sublet apartments: Please contact the landlord stated on your rental contract.
NB: Do not send invoices issued to the company to the company office. The invoice address and instructions will be provided when the order is placed.
Property management and maintenance
Information is available at the housing company’s notice board or other place indicated by the housing company.
Services for residents
Parking space reservations and collecting parking space keys, sauna reservations, submitting moving notifications to the housing association, collecting keys to additional facilities (if the housing association has any) and any matters relating to shared laundry rooms, such as collecting the key for the reservation lock, are managed by resident support services.
When moving out, any laundry locks and keys to other facilities and parking spaces should be returned to the place indicated by the housing association. Any cancellation of sauna reservations and parking spaces should also be made to the place indicated by the housing association. The abovementioned matters are usually managed by the company’s property management office or property maintenance company.

Rental contracts, termination, keys
Those renting their condominium directly from Auroranlinna, in all matters related to the rental contract, apartment keys, and other tenancy-related matters, deal directly with the Auroranlinna office.
Other tenants living in the apartments owned by the company deal in these tenancy-related matters with the landlord stated in the rental contract.
