In this section, you can find the mover’s checklist for both moving into a condominium owned by Auroranlinna and moving out from the said apartment.
Please remember that a moving notification must always be made when there are permanent changes in the tenants of the apartment. This means that a moving notification must be made when a new tenant moves in with the previous tenants or if a child living with the tenant of the apartment moves to another apartment, for example.
Moving in
Keys
When signing the rental agreement, please agree to pick up the apartment keys with OVV Asuntopalvelut (auroranlinna @ ovv.com).
If the tenant wants additional keys for his apartment, he pays the costs incurred for ordering them. The easiest way to order additional keys is to send an e-mail to the address osakehuoneistot @ auroranlinna.fi or call our customer service at 020 7199 670 (the price of the call is equal to the mobile phone charge/local call charge).
Parking space reservations and key collection related to the parking space, sauna shift reservations, moving notices to the housing association, hostess key collection (if such are used in the housing association) and possible matters related to house laundry, such as the key collection for the reservation lock, are handled at the location indicated by the housing association. Usually it is the company’s hosting office or property management company.
Submitting a moving notification to the register of occupants, car parking, sauna reservations, laundry room usage

Usually it is the company’s hosting office or property management company.
Broadband internet and electricity contract
The tenant must arrange their own electricity contract and contact the operator of their choice to open/change the broadband connection. The housing association may offer a broadband for your apartment. For more information on this, please contact the property management office.
Fire alarm
The housing company is responsible for providing the fire alarm, but it is the tenant’s responsibility to check and ensure that it is in working order. The alarm should be tested monthly by pressing the test button on the device. If the alarm sounds, it is functioning properly. If you notice a fault with the alarm, please submit a defect notification.
Dust can be gently wiped off the alarm with a slightly damp cloth. The fire alarm must not be removed or opened
In addition to a fire alarm, it is recommended to install a carbon monoxide alarm. Carbon monoxide is an odorless, tasteless, colorless, and toxic gas that cannot be detected by human senses. As carbon monoxide is only slightly lighter than air, special attention should be paid to the placement of the carbon monoxide alarm, as it does not necessarily rise directly to the ceiling. A carbon monoxide alarm is a useful addition to home safety.
Home insurance
Auroranlinna recommends that all tenants take out a home insurance. Taking out home insurance is the responsibility of the tenant.
The tenant’s own movable possessions are always their own responsibility, regardless of whether they are in the apartment, the housing association’s storage facilities, or the yard. For example, if the tenant’s own outdoor furniture or bike is damaged by falling snow, the tenant shall be liable for any resulting costs.
When taking out home insurance, it is worth checking carefully what it covers and being wary of having insurance that covers only the bare minimum. Comprehensive home insurance that provides cover if you cannot reside in your apartment for a period and that includes liability insurance is the best option for those living in apartment buildings and terraced houses, as it helps ensure that you are prepared for the unexpected. The property’s insurance will not cover residents’ possessions in the event of a water leak or fire, for example, nor will it provide cover if a resident has to move due to a water leak in an upstairs apartment.
Moving notification
Each tenant is responsible for submitting a notification to both the population register and the register of occupants, if the housing association has one, when they move into or out of an apartment. The moving notifications must state the details of all the people moving into or out of the apartment. In addition, a separate moving notification must be submitted, if there are any changes to the tenants whilst the apartment is occupied. If you happen to lose your keys or accidentally lock them inside your apartment, you will only be able to use the door opening service if your name is included in the moving notification as a tenant of the apartment.

Defects
Auroranlinna carries out housing inspections when residents change. If any need for repairs in the apartment is detected in the inspection, they will be completed before the new resident moves in, unless otherwise agreed on. If after moving in you notice any defects, please submit a defect notification to the landlord as soon as possible.
How to make your home your own
Attachment to walls, ceilings or fixed fixture
You can customize your home to look like yourself, for example by attaching boards or shelves you like to the walls. The TV wall mount can also be attached, but taking into account the load-bearing capacity of the wall material (e.g. plaster wall or concrete wall). The resident is always responsible for any damage that may be caused by items they have attached.
Auroranlinna cannot determine what material an individual wall is made of or where electrical wiring or water pipes are located inside the wall. The resident is responsible for any damage that may occur if, for example, drilling hits a wire or a pipe.
It is not permitted to make any attachments to the apartment ceiling.
You must not attach anything to fixed fixtures, such as bedroom or kitchen cabinets, or to the surfaces of other fixed furnishings, if it could damage them.
Applying DC-Fix or other decorative films, as well as wallpapering, is not permitted in the apartment.
No attachments may be made to the balcony that would damage its surfaces. For example, installing a cat net or a satellite dish is not allowed if it requires drilling holes into the balcony railing, ceiling, or walls.
Interior doors
You may store an extra interior door in the apartment’s storage unit if it is not needed. The door must be reinstalled in its original place when moving out. Auroranlinna does not provide replacement interior doors for apartments. Apartments are rented with the equipment that is in place at the time the tenancy agreement is signed.
Blinds
If you wish to install fixed blinds between the window panes, you may do so at your own expense. Permanently installed blinds (where a hole is drilled through the window frame for the control rod) must be left in place when you move out. Surface-mounted blinds and roller blinds, however, must be removed when moving out. No compensation will be provided for any blinds left in the apartment.
Auroranlinna installs blinds only in apartments that have a direct view from the street, or where the lower edge of the window is less than 140 cm above ground level and the distance to a pedestrian pathway is no more than 5 metres. The need for blinds is assessed during the apartment inspection before a new resident moves in.
Painting the apartment walls
You may paint the apartment walls in colours of your choice. If needed, you can receive a payment commitment for paints and painting supplies at a K-Rauta store. Please send us a request by email: teknisetpalvelut @ auroranlinna.fi .
Alternative hardware stores are K-Rauta Lanterna, K-Rauta Oulunkylä and K-Rauta Ruoholahti. Please indicate in your request which K-Rauta store is most convenient for you to collect the paints from. The staff at K-Rauta will assist you in selecting paints and supplies on site.
Painting is not permitted in the following areas:
- ceilings
- furnishings or frames
- skirting boards
- doors
- balconies
In addition to white wall paint, you may paint one accent wall per room. Accent colours may not be used on window walls. Accent colours from the Tunne colour chart are included in the payment commitment and may be left on the wall when moving out. If you paint the walls in any other colours than those included in this colour chart, the walls must be restored to white before moving out. In such cases, the resident is responsible for the cost of the paints.

Painting instructions
- Protect the edges of the walls, skirting boards and electrical outlets with painter’s tape, and cover the floor with protective plastic.
- Remove screws, nails, tapes, etc. from the wall, and scrape off any loose paint or damaged filler if necessary.
- Clean the wall by vacuuming or brushing. If needed, wash with a suitable cleaning solution, rinse according to the instructions, and allow to dry.
- Fill any holes and cracks with ready-mixed filler using a spatula. Allow to dry and repeat if necessary. Sand the filled areas smooth and carefully remove all sanding dust.
- Stir the paint thoroughly and pour it into a paint tray. First paint the filled areas and outline the edges with a brush or edging tool. Then apply the paint evenly with a roller. Allow to dry and apply a second coat if needed.
- Clean your tools and keep any leftover paint for touch-ups. Finally, remove the protective tapes and coverings.
- Enjoy your refreshed home!
Termination
If the rental contract is for a fixed term, the rental contract for the apartment ends on the date stated in the contract with no separate notice required. If the rental contract is terminated, the contract ends after a notice period. The notice period is one (1) calendar month. In practice, this means that a rental contract ends at the end of the next full calendar month after notice is given.
The notice of termination must be submitted electronically with strong authentication https://auroranlinnaoh-irtisanominen.etampuuri.fi or delivered in writing with a proper signature. The electronic termination service is available to Auroranlinna’s private customers.
When using the electronic termination service, the website will guide you through the process step by step. Please read the instructions carefully!
If the premises being terminated are commercial spaces, or if the terminating party is a company or an estate of a deceased person, the termination must be submitted using the paper form below.
The notice of termination of a rental contract form PDF (106kt) can also be used in situations where one or more signatories to the contract will remain in the apartment, i.e., where the contract is only being terminated for one tenant. Even in these situations, all tenants must sign the notice of termination.
Notice of termination form for the estate of a deceased person PDF (184kt) is used when terminating a rental contract for an apartment rented directly from Auroranlinna by a person who is now deceased. Fill in, print, and sign the form and then submit it to Auroranlinna’s Apartment Service (osakehuoneistot @ auroranlinna.fi), either in paper form or by email as an attachment.
All parties to the estate must sign or powers of attorney must be provided for those parties who cannot sign, in order to terminate the rental contract. As an appendix, the notice of termination must also include, from the deceased tenant’s last place of residence, a civil status document (extract from the Population Information System) or death certificate stating the deceased’s date of the death.
If they wish, tenants renting their apartment directly from Auroranlinna may also terminate a fixed-term rental contract prior to the end date stated in the contract.
The terms set out in the rental contract shall apply to apartments sublet in full.
Moving out
Keys, sauna reservations, parking space, register of occupants
All keys handed over to residents must be returned at the end of the tenancy.
Apartment keys must be returned to the landlord at the end of the tenancy. If there are any keys that are not returned, the tenant shall pay any rekeying costs stemming from the loss of keys.
For those renting condominiums directly from Auroranlinna, keys should be returned to the company’s apartment service in Länsi-Pasila at Eevankatu 2.
Any laundry locks and keys to other facilities and parking spaces should be returned to the place indicated by the housing association. Any cancellation of sauna reservations and parking spaces should also be made to the place indicated by the housing association.

End of tenancy cleaning and emptying of the apartment
The resident must empty and clean the apartment prior to the end of the rental contract. Any storage facility provided with the apartment must also be emptied, and any bikes, skis or other similar equipment the tenant is storing in these facilities must be removed from the common storage areas when the tenant moves out. No furniture, domestic appliances, exercise equipment or other such items may be left at the household waste collection point. Any items that you do not want to take with you should be taken to HSY Sortti Stations or Recycling Points.
If a dishwasher is installed, the lower cabinet that was screwed in place and removed may be dismantled and taken to a recycling station. Freestanding cabinets on wheels must not be discarded.
The water supply and drainage connections to the dishwasher and washing machine must be plugged appropriately after disconnection. (in case of any water damage, the tenant is liable to pay any costs incurred by the water damage).
Instructions for moving-out cleaning
- The cupboards, floors, doors and all surfaces of the apartment must be wiped clean, and all rubbish removed.
- The windows and balcony door must be closed.
- The balcony/terrace must be emptied, any self-installed tiles or cat nets must be removed and the space must be restored.
- Windows must be cleaned from the inside and, weather permitting, also from the outside.
- Ventilation ducts must be cleaned.
- The toilet must be washed, and the floor drain cleaned.
- In apartments with a sauna, the benches and floor must be washed.
- The fridge/freezer must be defrosted, and after cleaning the doors must be left open.
- The stove/oven, including the area behind it as well as baking trays and racks, must be cleaned.
- The cooker hood or extractor fan must be cleaned, and the grease filter removed and cleaned as well.
- The inlet water connection of the dishwasher and the washing machine and the outlet pipe of the drain connection must be plugged (in case of any water damage, the tenant is liable to pay any costs incurred by the water damage).
- Own home appliances must be taken out of the apartment (eg. dishwasher or washing machine).
- The storage locker must be emptied.
If you have not completely emptied and cleaned the apartment and emptied the storage facility when moving out, the landlord will carry out any necessary work and you will be invoiced for the costs incurred. Instructions on end of tenancy cleaning will be provided when termination of the contract is confirmed.
