Water damage is an unpleasant housing problem

Water damage is unfortunately common in residential buildings. Every incident can cause significant damage to the property, but it also often causes great inconvenience to the resident. In the worst case, the resident may have to move out during repairs and in many cases the resident is responsible for compensation.

For this reason, it would be good if everyone could prevent the damage through their own actions.

The most common causes of water damage

Common causes include, for example, a faulty connection to a dishwasher or washing machine or leaving the machine on without supervision. In such cases, water can quickly spread to structures or other apartments. Damage caused by an incorrectly installed connection is the resident’s responsibility.

Long-term, slow-flowing leaks (e.g. in the kitchen sink cabinet) can go unnoticed and cause extensive moisture damage. This can happen if there is too much stuff in the cabinet.

What does the insurance cover?

The resident’s home insurance only covers damage if it is not caused by negligence or incorrect installation. Property insurance taken by the landlord does not cover damage to personal belongings – such compensation must be claimed through the resident’s own home insurance. A comprehensive home insurance policy that includes liability coverage and temporary housing costs is highly recommended.

Damage prevention

Prevention is the most important way to avoid damage. This includes, among other things:

  • dishwashers and washing machines installed by a professional
  • use of drip trays and water leak detectors
  • use of household appliances only under supervision
  • regular inspection of connections
  • responsible action when moving (appropriate pipe plugging).
Instructions in brief:

When you notice a leak: stop the water supply, immediately notify property maintenance and the landlord.

If damage has occurred: act as above and also file a damage report with your insurance company, follow the instructions you receive.

Avoid damage. Regularly check pipe connections, use drip trays, always turn off the water tap after use, do not leave household appliances on unattended.
